Local Realtors expand
The Northern Thai group is all
smiles about their expansion into Jomtien.
The oldest established and largest real estate business
in Pattaya has been the Northern Thai Group (first opened in 1985), now with
a staff of more than 20, and situated opposite the Royal Garden Plaza on
Second Road. However, despite general claims that the real estate business
has slowed on the Eastern Seaboard, Northern Thai has found the opposite,
with business booming so much that expansion has become necessary.
The geographical area that needed more servicing, by an established player
in the field, is the rapidly developing Jomtien region, and one section of
the market that is also rapidly developing is the short term rental
requirements. The Northern Thai Group has now covered both these needs
through their newly opened Jomtien branch, situated in the entrance of the
View Talay 5 building, which will handle the short term rentals as well as
the usual house and condominium sales and long-term rentals.
Going hand in hand with purchase of real estate, is insurance of these
costly investments. Consequently Northern Thai Insurances has also opened up
its second branch within the Northern Thai Group’s View Talay 5 office, and
will cater for the full range of insurances, including houses and
condominiums, life, automotive, health, marine, fire and general insurance.
Dedicated insurance professionals are always on hand to advise on
appropriate policies and coverage needed.
View Talay 5 is located on the ocean side of Thappraya Road, 100 meters
before the Hanuman statue coming from Pattaya, and sharing the access road
with Avalon Beach Resort.
Private beach for Baan Talay luxury housing project
The Baan Talay luxury housing project was officially launched
at the development’s Club House on October 28.

Baan Talay, located opposite Nong Nooch Garden and occupying a 53-rai area of
land, represents a 1.4 billion baht investment for its owners, AEH Co Ltd.
AEH president Aran Iamsuree along with model-actress Cindy Sirinya Burbridge
Bishop and actor-singer Ae Sasikan Apichatworasilp greeted guests and members of
the press at the reception.
Baan Talay, which features a 140-meter long private beach, has been divided into
68 plots varying in size from 373 to 750 square meters. Six models of house are
available, ranging in price from 14 to 120 million baht, with the option of
buyers choosing land only, with plots starting at six million baht.
Facilities available include a 2,000 sq m Club House, which cost 150 million
baht to build, and 24-hour security.
Aran said the likely ownership breakdown was 70 percent Thai and 30 percent
foreign buyers. He added that the project is already 20 percent booked.

Kudu appoints marketing and architectural
consultants for ‘The Lakes at Phoenix’ Pattaya

Kudu Company Limited has appointed Savills (Thailand) Limited and Hassell
Thailand as consultants for its latest development ‘The Lakes at Phoenix’.
Savills will be responsible for devising promotional strategies for the
development as Marketing Consultants and Hassell is providing architectural
and design services
Kudu has conceptualized a Grade A residential condominium development with
two structures on the site, allowing for 60 units per building or 120 units
in total on the fairways at Phoenix Golf and Country Club in Pattaya. The
project is scheduled for completion by the second half of 2008. Marketing
will commence shortly with pre-sales expected in December this year.
Arthur Napolitano, Managing Director of Kudu said that the contemporary low
rise design will have an emphasis on ‘green’ living and will rival existing
landmarks around Pattaya, adding to Pattaya’s status as Thailand’s leading
resort destination. The Lakes at Phoenix is expected to be a success
comparable to major international developments situated on prestigious golf
courses and is an interesting diversion from the current trend of less
spacious and repetitive high-rise beach front property.
“Kudu believes that the interest in Greater Pattaya is at a relatively early
stage in the property cycle”, said Mr. Napolitano. “We believe that the
timing is right to launch a project of this nature which targets buyers
seeking a home close to Pattaya, but in a controlled, pristine, and
naturally landscaped environment.”
