
PATTAYA, Thailand – Thailand’s Legal Execution Department has clarified a controversial case in which a homeowner faced legal action and possible property seizure despite allegedly having fully repaid the debt tied to the property. Director-General Seksan Suksang said the case involved a ruling from the Chaiyaphum Provincial Court under case number Phor Bor 1651/2560.
According to the department, the plaintiff bank submitted a request through the e-Filing system seeking seizure of the defendant’s mortgaged property, claiming the debt had not yet been fully settled. After reviewing the submitted documents, legal execution officers proceeded with the seizure process involving land and structures in Chaiyaphum province. However, after being informed of the seizure order, the homeowner reportedly met with officials and provided evidence showing the debt had already been paid in full. Officials then immediately contacted the plaintiff bank, which later acknowledged that the seizure request resulted from an internal data error. The bank subsequently requested withdrawal of the seizure action.
The Legal Execution Department confirmed that enforcement officers officially revoked the land seizure on May 12, 2026. The case sparked concern online after reports circulated about a homeowner facing the possible loss of a property despite having a zero outstanding balance.
