CBRE selects operator for new hotel in Phuket

Suthikiati Chirathivat (3rd from right), Chairman of the Executive Board of Centara Hotels & Resorts, exchanges the management contract for the Centra Ashlee Hotel Patong with Withaya Taweewongsap (3rd from left), Managing Director of Ashlee Co. Ltd., witnessed by Gerd Steeb (2nd from right), President of Centara Hotels & Resorts, Khanitha Jarukirati (left), Associate Director of CB Richard Ellis, and other executives.

International property consultant firm CB Richard Ellis (Thailand) has successfully selected a hotel operator for Ashlee Company Limited, the owner of a new hotel in Phuket. This 108-room hotel will be managed by Centra, the latest hotel brand by Centara Hotels & Resorts, from December 2010 onwards and will be named the “Centra Ashlee Hotel Patong.”

CB Richard Ellis provided strategic advice on the selection of the hotel operator and was closely involved in the hotel management contract negotiations, providing its in-depth understanding of the hotel industry for the hotel owner to select the most effective brand to operate their hotel.

“We are excited at the prospect of bringing this new hotel brand to Phuket for the first time. With Centra managing the hotel and the improved numbers of tourist arrivals in Phuket, we are confident that this hotel will have a bright future,” said Khanitha Jarukirati, Associate Director of Investment and Resort Land at CB Richard Ellis.

Located at the heart of Patong, on the city’s second road and within walking distance of the renowned Patong beach, the Centra Ashlee Hotel Patong is a modern-contemporary-design hotel with a pool bar offering views of the Andaman Sea.

Real Estate: Is it better to buy or rent?

(New York) - The current economic crisis and housing crush have resurrected a long-simmering debate among financial and real estate experts: whether people should rent or buy their homes.

As it turns out, a majority of Americans believe that it’s almost always better to own your home rather than to rent, according to Reuters. And some industry experts concur.

“I believe that there are many reasons to buy today,” says Steve Dexter, co-author of the new book “Buy & Hold Forever: How to Build Wealth for the 21st Century.” “The historically low property prices, record low mortgage rates and tons of unique real estate bargains are the main reasons to become a property owner now instead of a renter.”

In the book, Dexter and David Schumacher reveal investment techniques that can work in the midst of a slow real estate market or a booming one, for first-time buyers or seasoned investors, and for buyers of single-family residences, apartment buildings or shopping malls.

“For many people, home ownership provides security and investment opportunity,” says Dexter. “However, people should know that buying a property is not a quick way to make money. It won’t give them a good return unless they hold it for at least eight years. The rule is to buy and hold.”

Some experts believe that homeowners can make more money if they buy a house, live in it and sell it than they can on the stock market.

The best time to become a property owner is when:

• Property prices are low

• Mortgage rates are low

• Your move is long-term

• Property values not deteriorating

“Real estate is generally one of the best investments,” says Dexter. “The challenge is to identify when to buy and when to sell to maximize returns on property investing.” (Source Webwire)

Thailand Property Awards next month

The Thailand Property Awards will be presented at a lavish Gala Dinner on Saturday 6th November at the Grand Hyatt Erawan Bangkok Hotel.

The Gala Dinner will be held in the Grand Ballroom on the ground floor of the hotel, and the wine reception in front of the Grand Ballroom.

The Thailand Property Awards celebrate the best of the best and showcase Thailand’s residential real estate industry.

Now in their fifth year, the awards assist in promoting the high level of quality of Thailand’s real estate, construction, architectural and interior design as well as industry professional services, and through a professionally run awards system helps put Thailand real estate on the world stage.

Starting with nominations by the public and the industry, followed by entry submissions and judging by a panel of professionals, including site visits for the top short-listed developments in each category, makes the Thailand Property Awards a tough and grueling process with only the winner in each category being awarded.

The awards are highly coveted by real estate agents, property developers, interior designers and architects in Thailand’s residential real estate industry.

Tickets for the Gala Dinner are available on a first come first served basis. A table for 10 is 40,000THB or individual tickets on a join-in basis are 4,000THB/person. Prices are exclusive of VAT.

To book, email [email protected] with the number of tables/seats you would like, or contact Khun Chanida (Oil) on +66 (0) 2260 7643. The Gala Dinner is usually a sell out, so book early to avoid disappointment.
