GH Bank is offering home loans for properties priced up to 3 million baht, with introductory interest rates from 2.60% and repayment terms of up to 40 years.

BANGKOK, Thailand – Thailand’s Government Housing Bank (GH Bank) has opened applications for its “Home for Everyone PLUS” loan program, offering reduced interest rates during the first five years for eligible buyers purchasing or building homes priced at no more than 3 million baht.

The program offers repayment terms of up to 40 years, with initial monthly installments starting at 3,600 baht per 1 million baht borrowed. Applications can be submitted at GH Bank branches nationwide until December 30, 2030, or until the allocated lending budget is fully committed.

Applicants must first register for a participation code through the GHB ALL GEN mobile application and add GH Bank’s GHB Buddy service. They can then select “Special Services” and “Home for Everyone PLUS Loan Program” to obtain the code required when applying for a loan at a branch.

Interest rates depend on the applicant’s qualifying income and circumstances.

For borrowers in the program’s standard-income category, the annual interest rate is 2.60% in years one and two, 3.40% in year three, and 4.00% in years four and five. From years six to seven, the rate is the bank’s minimum retail rate (MRR) minus 2.00 percentage points.

For retail customers, the rate from year eight onwards is MRR minus 0.75 percentage points, while eligible welfare customers receive MRR minus 1.00 percentage point.

For applicants who qualify under the program’s income and living-cost relief criteria, the annual rate is 2.80% in years one and two, 3.50% in year three, and 4.00% in years four and five. The rates from years six onwards follow the same structure as the standard-income category.

The program also allows borrowing for home-related equipment and facilities at the bank’s MRR, currently 6.145% per year, according to the announcement.

GH Bank said the initiative aims to make home ownership more accessible while supporting Thailand’s property sector and the wider economy.
