BANGKOK, Thailand – Luxury property demand in Thailand is expanding beyond Bangkok, with Chonburi and Phuket emerging as major destinations for foreign buyers and investors, according to CBRE Thailand.

Arthitaya Kasemlavan, head of residential project sales at CBRE Thailand, said luxury homes accounted for 62% of total residential sales in the first half of 2026. Luxury and super-luxury condominiums that were completed had an average sales rate of 93%, while projects under construction recorded 84%, reflecting continued demand from high-purchasing-power Thai and foreign buyers.

The branded residence market is expected to become particularly active in 2027, with more projects planned in Thailand. In Bangkok, areas around Lumphini Park, including Langsuan, Wireless Road and Ploenchit, remain attractive locations. Hotel brands are also expanding into branded residences in Bangkok and Phuket, although high entry costs and the need for strong financial backing present challenges for new developers.

Chonburi ranks second after Bangkok and its surrounding metropolitan area in Thailand’s property market. Pattaya’s condominium market has recorded rising demand and new project launches, with new supply reportedly increasing by more than 83% by the end of 2025. Wongamat is among the most popular locations for both owner-occupiers and investors.

Pattaya’s condominium market has stable annual demand of about 12,500 units, with annual sales valued at 20.037 billion baht. Industrial expansion, infrastructure investment and growth in the Eastern Economic Corridor (EEC) are among the factors supporting the market.

In Phuket, luxury condominiums priced at 8 million baht and above are concentrated along the central west coast, including Layan, Surin and Bang Tao beaches. Average sales rates rose 11% in the first half of 2026 to a new record, while the luxury villa market grew by more than 50% during the same period, supported by buyers seeking long-term investments.

Foreign buyers in tourist destinations often rely on direct instalment plans from developers because Thai financial institutions do not generally provide mortgage financing arrangements suited to them.

Pitchakorn Meesak, executive vice president for international networks and customers at SC Asset Corporation, said the company offers a payment plan for completed properties allowing foreign buyers to pay a 50% deposit and move in immediately, with the balance payable over one year without interest. The company said all foreign customers using the arrangement had completed their payments. (Story, Photo: Prachachat Business)
