Government Housing Bank reports 11,430 registrations worth 34.29 billion baht for its Baan Khon La Lang PLUS housing loan program, reaching 68% of the available funding.

BANGKOK, Thailand – The Government Housing Bank (GHB) says its Baan Khon La Lang PLUS housing loan program has attracted 11,430 registrations, representing combined requested credit of 34.29 billion baht, or 68% of its total 50-billion-baht allocation.

The figures, recorded as of November 1, follow the opening of registrations on October 15. The program is designed to make home loans more accessible to low- and middle-income households while supporting economic activity through the property and construction sectors.

GHB Managing Director Dr Mahattana Ampornpisit said the state-owned bank was implementing government and Finance Ministry policy by offering housing finance under conditions and interest rates suited to borrowers’ financial capacity.

The program supports the purchase or construction of homes priced at no more than 3 million baht. It provides two interest-rate structures, depending on whether applicants qualify under the program’s income and cost-of-living relief criteria or the standard income criteria.

For applicants qualifying under the relief criteria, interest rates are 2.80% per year in the first and second years, 3.50% in the third year and 4.00% in years four and five. Rates then become 2 percentage points below the bank’s minimum retail rate (MRR) in years six and seven. From year eight onwards, the rate is MRR minus 0.75 percentage points for retail borrowers and MRR minus 1 percentage point for welfare borrowers.

Under the standard income criteria, rates are 2.60% per year in the first and second years, 3.40% in the third year and 4.00% in years four and five. The rates for years six and seven, and from year eight onwards, follow the same structure as the relief category.

Borrowers may also apply for financing to purchase equipment or facilities related to their homes at the bank’s MRR. GHB’s current MRR is 6.145% per year. Loan terms can extend up to 40 years. For a loan of 1 million baht, the initial monthly installment is approximately 3,600 baht, according to the bank.

Dr Mahattana said the program was intended to ensure that income limitations and living costs did not become insurmountable barriers to home ownership. He added that housing purchases and construction also generate activity across related industries, including building materials, employment, household products and services.

On November 2, Deputy Prime Minister and Finance Minister Ekniti Nitithanprapas chaired a meeting in Udon Thani to review the implementation of government and Finance Ministry policies. He also presented approved Baan Khon La Lang PLUS loans to GHB customers, highlighting the program’s delivery to borrowers outside Bangkok.

People interested in applying can register through the GHB Buddy platform to obtain a loan application code before submitting their applications at any GHB branch. Registration is open until December 30, 2030, or until the program’s 50-billion-baht allocation is fully committed.
